- Lost Resort RV Ranch is an exclusive adult-only community. Children are allowed to visit with prior management approval but must be under the care and supervision of resident adult at all times and only at Guest's RV site.
- "Quiet Time" is between the hours of 10pm and 7am. Please respect your neighbors by keeping noise levels to an absolute minimum during this time (including but not limited to TVs/radios, voices, vehicles, pets, generators, etc). Exceptions occur when the Ranch organizes a function (guests will be notified in advance), or when a guest requests and is approved in writing to hold a special event.
- Smoking is not permitted in any Lost Resort owned or managed building or facility. Please respect the Ranch and the safety of its guests by properly extinguishing all smoking material and disposing of butts in trash bins--never on the ground.
- No one under the age of 21, or without proper legal identification, may possess or consume alcoholic beverages anywhere on the Lost Resort RV Ranch property, even in the company of parents or legal guardians. There are NO EXCEPTIONS.
- For the safety of guests, pets, and wildlife, glass containers are prohibited outside of individual RV pads and designated community gathering areas.
- No firearms, bows and arrows, BB, air or pellet guns, or any type of weapon may be fired on Ranch grounds at any time. Fireworks of any kind are not permitted on Ranch property. Open fires are only permitted in the community fire ring or contained BBQ pits. No campfires may be built at or between RV pads.
- Fishing is allowed by paid Ranch guests and is catch and release only. Must possess a valid Texas fishing license.
- No swimming is allowed in the creek.
- Please keep all motorized vehicles on roadways and out of grassy, dirt, or wooded areas. Speed limit throughout property is 5mph.
- Guests are not permitted to cut or defoliate any trees, bushes, or shrubs on Ranch property.
- Wildlife, including but not limited to deer, raccoons, birds, snakes, hogs, foxes, coyotes, rabbits, ringtail cats, and opossums, are prevalent within Lost Resort RV Ranch and it is prohibited to interfere with them in ANY way. This includes but is also not limited to feeding, petting, trapping, hunting, or killing. Any resident or guest of Lost Resort acknowledges the presence of wildlife and the danger they present and assumes all risk and liability of such. If you feel threatened or at-risk due to wildlife, immediately report to management and necessary steps will be taken to promote your safety as a priority and the safety of the wildlife as well.
- Guests use the Ranch facilities and amenities at their own risk. The Ranch is not responsible for loss or damage due to fire, accident, theft, weather or catastrophic events.
- Open and obvious conditions: The Ranch is not responsible for guests who hit, drive into, bump into, fall or trip into open and obvious structures such as trees, shrubs, fences, fire hydrants, holes or dips in the ground, with vehicles or by person. These conditions do not carry warnings because the “obviousness” of the danger is sufficient.
- Ranch guests are financially responsible for any damage to Ranch property, intentional or accidental. Willful damage or defacing of Ranch property will be cause for immediate eviction and prosecution.
- All vehicles, including golf carts, must be operated by a licensed driver.
- Lost Resort RV Ranch is a privately fenced and gated community. A unique gate code will be issued to each guest/family staying at the Ranch and is NOT TO BE SHARED with other guests or visitors. If a non-guest is coming to visit you, you must meet them at the gate to allow them access. We take safety and security seriously for everyone staying here short or long-term and any violation of this rule can result in eviction.
- Common courtesy will prevail between all persons in the Ranch. Profane, abusive or threatening language or actions directed at Ranch personnel or other guests are prohibited. Anyone engaging in such activity will be evicted from the Ranch. Any guest whose actions interfere with the operation of the Ranch will be removed.
